A desirable block of amenity woodland of native broadleaf species extending to approximately 2.40 hectares (5.94 acres) accessed via a track leading from Stainton, Carlisle. There is a permissive footpath which runs through the centre of the property which joins up two public footpaths and there is a public footpath which runs along the Northern boundary.
Rural location approximately 0.5 north of Stainton and adjacent to the A689, although access is via a track on the western boundary(shown yellow on the plan and note there are thoird party rights across the part shaded brown). Carlisle city centre is approximately 3 miles to the south.
There will be a Buyer's Administration Fee of £1500 (inc VAT) payable upon exchange of contracts.
1. That land was planted under a Woodland Grant Scheme and the land will therefore need to be retained as amenity woodland.
2. Sporting rights are included in the sales insofar as they are owned. Mineral rights are excluded, being owned by a third party.
* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
