Rufford and Mawdesley are popular villages within the West Lancashire area offering local amenities and approximately 2.5 miles to the south there is the larger village of Burscough, which offers direct train links to Manchester and Southport, three supermarkets and a retail park.
There will be a Buyer's Administration Fee of £1500 plus VAT payable upon exchange of contracts.
The seller has registered title to the land, but the owners of the house adjacent to the site have made an application to Land Registry for adverse possession for part. This relates to the area that they occupy for the use of their ponies without the permission, or agreement of the seller. Please note that the stables on the land do not form part of the sale.
